What Actually Determines a Build Programme

Construction delays are usually decided long before the first trade arrives on site. The sequence, not the speed, is what you control.

  1. Sequence beats speed

    Work that can run in parallel should. A factory build that proceeds while site works happen is the clearest example, but the same logic applies to consultant reports and service applications.

  2. Site conditions set the floor

    Soil classification, fall across the block, existing services and access all constrain what is buildable and at what cost. These are cheap to investigate and expensive to discover late.

  3. Contract structure carries the risk

    Fixed-price, prime cost items and provisional sums allocate risk differently. Knowing which parts of your price are actually fixed matters more than the headline number.

  4. Supervision is not optional

    Quality varies with who is on site on the day. Independent inspection at defined stages is the mechanism that keeps the finished building matching the approved drawings.
