Look for what actually drives demand in a suburb — employment, transport, schools, planned rezoning — rather than recent price movement, which tells you where the market has been, not where it is going.
Market cycles and timing
Development timelines run in years. A plan that only works at the top of a cycle is a plan with no margin, so test it against a slower market as well as a strong one.
Finance and downside
Model holding costs at a rate above today's, and know in advance what happens if approval takes twice as long. The projects that fail are rarely the ones that planned for this.
Condition and holding requirements
An existing dwelling on the block is both an asset and a liability — it can generate income while you plan, and it can carry maintenance and compliance obligations you did not price.
Yield versus capital growth
These pull in different directions and the right balance depends on your tax position and your time horizon, not on which one sounds better.
