Subdivision looks like a paperwork exercise and behaves like an engineering one. The land title is the last step, not the first.

  1. Can the block be divided at all

    Zone, minimum site area, frontage and access requirements decide this before anything else. A block that fails on frontage cannot be fixed with a better design.

  2. Services determine cost

    Each new allotment needs its own water, sewer, power and stormwater connection. Where those mains sit relative to your block is often the single biggest cost variable.

  3. Trees and easements bite late

    Regulated trees and existing easements can rule out an otherwise workable layout. Both are searchable early and both are expensive to discover after design.

  4. Approval to titles takes time

    Planning consent is not the finish line. Civil works, clearances and the titling process follow, and that tail is routinely underestimated in project budgets.
