Modular & Prefab Project Finance

Check the Finance Path Before You Order.

Some lenders may support modular construction, but treatment of off-site work and progress payments varies. We coordinate the project information your broker, lender and legal advisers need to assess the proposed structure.

Why Off-Site Work Needs Specific Confirmation

The Core Issue

A conventional construction facility may be designed around work completed on the secured land. Factory work can raise different questions about security, valuation, title to materials, insurance, inspection and payment timing.

What Must Be Confirmed

Ask the proposed lender to confirm manufacturer eligibility, acceptable contract form, valuation method, inspection evidence, insurance, deposit limits and each release condition. Do not assume one lender's policy applies to another.

The implication: manufacturer selection, contract review and finance confirmation need to happen together before a non-refundable commitment.

Confirmation Sequence

Three Finance Questions to Resolve

The answer is lender- and project-specific. Record it in writing before the payment schedule is locked.

1. Eligibility & Security

Will the lender accept the manufacturer, contract, off-site work and proposed security arrangements?

2. Evidence at Milestones

What valuation, inspection, invoice, insurance and ownership evidence is required at each stage?

3. Release Conditions

When can funds be released, to whom, and what happens if the lender's timing differs from the factory contract?

We Do

  • ✓ Record the project requirements supplied by your lender or broker
  • ✓ Coordinate contract and milestone information for professional review
  • ✓ Prepare documentation packs for valuers
  • ✓ Coordinate with your licensed broker or bank assessor

We Don't

  • ✗ Provide licensed credit advice
  • ✗ Arrange or sell home loans directly

  • ✗ Act as mortgage brokers

"Think of us as the translator between your project design and the bank's credit checklist."

Structure It Right From Day One.

Before signing with a modular manufacturer, ask your lender and advisers to confirm how the proposed contract and payment schedule will be treated.

To see what the shorter build actually saves you in holding interest, the modular vs traditional cost calculator runs both timelines against a rate you set yourself.
