Granny Flats & Secondary Dwellings · Modular Delivery

A Second Home on Your Block — In Months, Not Years.

A granny flat is a small building with a full-sized approval process behind it. Modular handles the building; we handle everything around it — what your block allows, the council pathway, footings and services, and the day the module lands.

Why Modular for a Granny Flat

A Rare Perfect Fit

Small Footprint = Factory's Strength

A granny flat is close to a single standard module — the format factories are set up to repeat. Less bespoke fabrication means fewer variables and a tighter price.

Your Yard Stays Liveable

This one matters more than people expect: you are living on site throughout. Most of the build happens in a factory, so months of trades in your backyard compress into site works and one install day.

A Small Budget Has No Slack

On a project this size there is no contingency to absorb a run of variations. A fixed factory contract locks most of the cost before work starts, which is worth more here than on a large build.

Delivery Pipeline

From Backyard to Handover — Our Pathway

01 Block & Rules Check

Whether your allotment can take a second dwelling at all: available space, street or side access for delivery, easements, and what your council and zone require of a secondary dwelling.

02 Siting & Design

Where it sits relative to the existing house — private open space, overshadowing, parking and privacy are what these applications usually turn on, not the building itself.

03 Compliant Modular Design

Manufacturer selection against the approved drawings, with inspection checkpoints written into the factory build schedule rather than added afterwards.

04 Approvals & Site Works

Consents, footings, and service connections to the new dwelling — sequenced to finish the week the factory does, not after it.

05 Install & Handover

Crane access through a lived-in property is its own problem. We plan the lift, the permits and the connections, then hand over a finished dwelling.

*What a secondary dwelling is allowed to be — size, siting, parking, whether it can be rented or separately titled — varies by zone and council. We confirm what applies to your block before you commit to anything.
The Case For It

Rental Income, or Family — Usually Both

Most granny flats get built for one of two reasons: an ageing parent or an adult child who needs their own front door, or a second income from land you already own and already pay rates on. Either way the maths is sensitive to time — every extra month is a month of cost without the benefit. Our feasibility review puts the approval pathway, build programme and the numbers for your block in one place before you decide.

A Small Build Still Needs a Real Manager.

A granny flat gets the same approval, engineering and contract discipline we run on multi-dwelling developments. The project is smaller; the ways it can go wrong are not.

FAQ

The Five Questions People Ask First

Can I put a granny flat on my block?
That depends on your zone, the size and shape of the allotment, what is already built on it, and whether a delivery vehicle and crane can reach the rear. These are all checkable before you spend anything, and that is where we start.
Can I rent it out?
Sometimes, and it is the single most common wrong assumption we correct. Whether a second dwelling may be occupied independently, or only by a member of the existing household, varies by zone and council. Confirm it for your block before you build a budget on rental income.
Does it need its own approval?
Yes. A second dwelling is assessed in its own right, and it needs both planning and building consent. Being small does not make it exempt, and being factory-built does not change the framework it is assessed under.
How long does the whole thing take?
The factory build is the predictable part. Approval is the long pole, and it is the part that varies most between councils — which is why we map that pathway before anything is ordered rather than after.
Can it be separately titled and sold?
That is a subdivision question, not a building one, and the answer is not automatic — approval to build a second dwelling does not by itself create a second title. If separating the titles is the goal, it changes the design and needs to be planned for from the start.

Find Out What Your Block Allows.

Before you shortlist a manufacturer or a floor plan, find out what your block and your council will actually approve. That is the cheapest step in the whole project.
